President’s Letter

Hello Fox Point and happy February. We are this much closer to Spring!
I am pleased to serve as FPHA President for 2025. A huge thank you to outgoing President Bill Graff and Treasure Kyle Powal. I speak for everyone when I say we are grateful for all of your support and efforts throughout your terms. And on that note, welcome to our new board members Susan Lunt, who has taken over as Treasurer and Kate Feit, our new Social chair. I’m also pleased to welcome back Lindsay Keenan (Secretary), Steve Kipferal (Lake), Criss Chang (Pool), Lisa Brooks (Civic), Jason Ehlert (Common Grounds), Greg Salter (Safety & Welfare), Andrew Schwarz (Architecture), and Taylor Shanfeld (Tennis). I’m looking forward to another great year with each of you!
Much was accomplished in 2024, including the addition of the new playground, the ongoing cul-de-sac restoration, and the addition of the grilling space at the pool. I’m looking forward to all that we’ll accomplish this coming year to the benefit of this community we each call home.
As always, I encourage you to get involved – attend the monthly board meeting to share your ideas and make sure your voice is heard, participate in social events, including the running of those events, to get to know your neighbors, and take advantage of the many amenities Fox Point provides.

On January 20, the Fox Point Homeowner Association Board of Directors Election was held. A quorum was reached and Andrew Schwarz, Kate Feit and Susan Lunt were confirmed as the winners for the three open board positions. Jeana Garms was confirmed the winner of the Special Election. Congratulations to these new members of the Board and thank you to our outgoing members, Bill Graff and Kyle Powal!
Treasurer Report

Your Board of Directors adopted the 2025 Annual Budget as proposed and published in December 2024 News which can be found here 2025 Annual Budget.
The 2025 Annual Assessment is $1,605.
Our CPA, Picker & Associates, will mail invoices to all owners of record before February, month-end. The Assessment is for the 2025 calendar year and will be due no later than March 31, 2025. If your mailing address has changed or if you do not receive an invoice by February month-end, please contact Linda Smith at Picker & Associates at 847-541-4000 for a duplicate copy of your invoice.
2024 Financial Statement
We are in solid financial shape while continuously replacing legacy infrastructure and continuing our commitment to restoring the health of our lake. All these investments were funded without incurring debt and/or imposing a Special Assessment.
Fox Point reported $1.247M in cash and capital reserves at year end 2024.
Operating Expenses are mostly routine, recurring monthly, or seasonal expenses. Total operating expenses were slightly over budget by 2.5%, or $10K, with the pool management contract driving the variance. This was offset by all other operating expense categories coming in below budget expectations.
Capital Reserves are funds set aside and accumulated for major repairs, renewal, and replacements of assets as well as funding our ongoing commitment to restoring the health of Lake Louise. The new playground that was installed in December was a significant undertaking and now meets modern safety clearance requirements.
Capital Projects targeted for 2025:
- Fence Project – $115,000 slated to replace 3,020 linear-ft of wood fences along north and south sides of Lake Cook Road.
- Landscape Restoration – $15,000
- Asphalt Sealing – $7,500
- Lake Expenses – $92,500 that include Phoslock Treatment, boat yard landscaping, carp barrier, and fish stocking.
- Pool Capital Expenses – $25,000 – general repairs and maintenance
- Playground Equipment – $80,0000

Social Report

Hello, neighbors! My name is Kate Feit and I’m looking forward to being a member of the Fox Point Board! First off, a big thank you to the Lake Committee for planning the Lake Louise Winter Walk. It was a fantastic day with a great turnout (and my first time on the lake!) Looking ahead we will need to start thinking about the Easter Egg Hunt and Senior Car Parade. I encourage anyone interested in being on a committee to just sign up! It takes a village to continue these great Fox Point traditions.

Civics Report

Recycling correctly helps to ensure that recyclable items are manufactured into new goods. Here are a couple of tips:
Recyclable items must be loose, empty and clean. Do not place items in plastic garbage bags.
Accepted items include: plastic and glass bottles/jars, steel, aluminum, magazines, paper (no shredded paper) and cartons (please flatten).
Do not put in Recycling Bins: Electronics, food, plastic bags or wrap, liquids, diapers, clothing, hoses or hangers.

Common Grounds Report

This month the common grounds department continues to be quiet as we are unfortunately deep into winter. I’ve been pleased with the responsiveness of our snow vendor during the few small snow/ice events this season. We request additional salt laid down on common walkways and driveways to ensure the safety of our residents.
The fence replacement project is still currently scheduled to start on March 30th but could be potentially delayed depending on IDOT permitting. I will update people once the permitting process has been completed. We will also begin planning for additional projects in order to enhance common grounds spaces throughout the neighborhood in the upcoming months.

Lake Report

Hello neighbors, thank you to those who came out to the lake walk this past weekend! It was a huge success! It was wonderful to see so many neighbors enjoying themselves on the lake. We had various activities like skating, hockey, ice fishing, bonfires, and more. We estimated that around 50 to 75 people attended the event. If the weather permits, we plan to repeat the event next winter.
As we transition into late winter and early spring, please be aware that the ice conditions on the lake will change. Therefore, exercise caution when venturing onto the ice. If you plan to go alone, please travel with a partner.
If you’re interested in discussing lake health or special projects that will take place throughout the year, please reach out to the lake chair at lake@foxpoint.org. You’ll have the opportunity to get involved with the lake management. The committee is always looking for project leaders and new ideas.
The lake committee is excited about another fantastic year. Please stay updated on the lake’s activities by reading the newsletter throughout the year. As spring approaches we will outline a rough agenda for the year and as projects are planned and done, they will be reported here.

As we continue preparations for the summer pool season, we are focused on the most impactful part of the pool experience, the people who make it all happen. Hiring of lifeguards and front desk workers for this summer has already begun. If you know anyone interested in this unique opportunity, please direct them to the Hiring Page on the Chicagoland Pool Management website. Drop me an email at pool@foxpoint.org if you fill out the online application and I will monitor the process.
Another great opportunity for summer work at the pool is with our Fox Point Dolphins swim team. The Swim Team is seeking coaches and assistants for the upcoming season. If you are interested or know someone who is, please send your inquiry to swimteam@foxpoint.org.
