Pool Maintenance
We understand frustrations around any needed pool maintenance items and the implications they have on our residents’ ability to enjoy our great summer facilities. This page was created to provide updates on known issues, repair status / timelines, and what steps are being taken to resolve issues.
Heater Update
Why the heaters are currently down:
- The pool heaters are a discontinued model, making replacement parts difficult to source.
- The heaters were replaced in December 2022 by Platinum Pools and are no longer covered under the manufacturer warranty.
- The issue was first reported when the pool temperature was noticed to be cold on June 2.
- A Pentair-certified provider was contacted and scheduled within two days of the issue being reported – first available appointment was June 25th.
What has been done:
- Scheduled support (see above)
- Contacted 22 additional pool heater service providers in the area to find any available support, sooner than June 25th.
- Many qualified providers are currently experiencing significant seasonal backlogs.
- Two companies have already inspected the equipment.
- CPM was unable to resolve the issue.
- OneStop Pool Care is currently working on the repair and is confident they can restore operation once the required parts are available.
Why can’t we replace the heaters immediately?
- A full heater replacement requires updated engineering drawings and approval from the Illinois Department of Public Health (IDPH).
- This replacement process can take approximately 6–8 months to complete.
- The immediate priority is repairing the existing heaters and restoring service as quickly as possible.
Next Steps:
- Continue working with OneStop Pool Care to obtain the necessary parts.
- Provide updates as we receive additional information.
- Evaluate longer-term options to prevent future equipment challenges.
Pool House Floor Update
Why is water pooling in the locker rooms?
- The current floor drainage issue is related to the original installation and grading of the pool house floor.
- Low areas in the flooring prevent water from naturally flowing to existing drains.
- Standing water creates a potential slipping hazard and can give the appearance of cleanliness concerns, even though the area is regularly maintained.
What has been done:
- Two companies have evaluated the flooring and provided recommendations for possible solutions.
- Pool staff and guards have been actively helping manage the issue by directing water toward existing drains throughout the day.
- Additional cleaning and monitoring efforts are continuing to help maintain a safe and clean environment.
Planned Improvements:
- The HOA is evaluating the installation of floor channel drains during the off-season.
- Channel drains would help redirect water away from low areas and improve overall drainage throughout the locker rooms.
- Completing this work during the off-season will minimize disruption to pool operations.
Next Steps:
- Review recommendations and finalize the best long-term solution.
- Plan necessary improvements during the off-season.
- Continue daily efforts to manage water flow and maintain a safe environment for members and guests.
2026 Completed Maintenance Items
The HOA has been actively addressing pool operations, safety items, and facility improvements. Below is a summary of completed work in 2026 and upgrades completed this season.
Pool Equipment & Operations
- Resolved baby pool fountain issue — fountains were operational after identifying they had simply not been turned on; guards were trained on operation.
- Repaired pool pump room electrical issues affecting automated chlorine pump operation:
- Replaced pump room outlets with GFCI outlets.
- Verified all connections and restored proper power.
- Removed outlet pass-through from acid room.
- Resolved chlorine pump power issue.
- Replaced acid pump ($2,040) and installed a safer pass-through connection between the acid room and pump room.
- Repaired pool vacuum through manufacturer warranty service.
Safety Improvements
- Replaced end-of-life AED with a new Stryker/HeartSine AED unit installed in the guard office.
- Repaired baby pool gate lock/pull issue and provided guards with updated access for end-of-day locking.
- Replaced backwash pit sump pump and installed new pit cover, improving safety and removing the need for temporary cones.
- Removed unused leaking hoses from locker rooms.
Facility Improvements & Maintenance
- Power washed pool deck and locker rooms.
- Completed deep cleaning of pool house areas.
- Repaired front hallway wall damage and locker room cracks.
- Cleaned building gutters and addressed vegetation growth around the pool deck.
- Planted flowers in front planters and washed exterior windows.
- Installed awning covers.
Pool Area Upgrades
- Evaluated diving board refinishing options and completed resurfacing planning.
- Continued evaluation of long-term pool equipment improvements, including future replacement considerations where needed.
- Purchased and replenished water softener salt (maintenance item not included in CPM’s standard service).
